For councils & charities

Emergency accommodation, done properly

Armour Homes is a short-stay accommodation provider based in Rugby. We work with local authorities, housing options teams and registered charities to provide reliable, self-contained emergency accommodation. We're building ongoing partnerships across Warwickshire and the West Midlands as we scale.

Who we are

Armour Homes is run by Lee, a Rugby-based operator extensively trained and qualified in property management. The business was set up to do short-stay accommodation differently: commercial-grade standards, evidence-led processes, and proper communication with the teams who rely on us.

We're not a letting agent trying to fill a gap. We're a specialist short-stay operator. That means every property we run is set up to hospitality standards, inspected between stays, and managed by someone who picks up the phone.

Beyond property, Lee has raised over £2.5 million for charities including NSPCC, Cancer Research, British Heart Foundation, Marie Curie, MIND and many more. Giving back is built into how the business thinks about its role in the community.

  • Linens, toiletries and welcome pack provided on arrival

Standards & safeguarding

  • All properties meet UK fire and furniture safety standards
  • Smoke alarms and carbon monoxide detectors fitted
  • Gas safety certificate and electrical inspection current on every property
  • Insurance in place for short-stay use
  • Professional cleans and full inspections between every stay
  • Photographic inventory and condition reports on request

Who we work with

  • Housing options teams placing homeless households
  • Domestic abuse services needing safe, discreet overflow capacity
  • Homelessness charities and supported housing providers
  • Any team that needs a reliable roof for someone tonight

This is not supported housing with on-site staff. It's furnished, self-contained accommodation for people who can self-manage but need somewhere immediately.

Building ongoing relationships

We're starting in Rugby and scaling across Warwickshire and the wider region. As we add properties, we want the councils and charities we work with to shape how that growth happens. The earlier we're in contact, the better we can align our setup, locations and availability to what your placement team actually needs.

We're not interested in one-off transactions. We want proper partnerships: reliable capacity you can count on, a named contact who responds, and properties that meet the standards your team and the people you're placing deserve.

If you regularly need emergency placement capacity, let's talk about how we can work together as we grow.

What's in every property

  • All beds made up with fresh linen on arrival
  • Full kitchen with cooker, fridge, washer-dryer
  • Wifi and all utilities included
  • Council tax covered by Armour Homes
  • Off-street parking where available
  • No external signage or branding on site
  • Basic toiletries and welcome pack on arrival
